3. Energy Efficiency & Sustainability

Buyers are looking closely at long-term costs. Energy-efficient windows, updated insulation, low-maintenance landscaping, and newer appliances are more attractive than ever. Eco-conscious features like solar panels, heat pumps, or greywater systems are becoming major selling points.


4. Outdoor Living Space

Post-pandemic habits have stuck around, and outdoor living continues to be high on the priority list. Decks, patios, fire pits, and well-maintained yards with room to gather make a big impact—especially if they offer privacy or back onto green space.


5. Evolved Location Priorities

Proximity to good schools, transit, parks, and walkable shopping/dining continues to be key. But now, hybrid workers are also seeking homes in neighbourhoods that offer a strong sense of community, trails and outdoor access, and less reliance on daily commuting.

Buyers are busy—and with rising renovation costs, many are shying away from major projects. Homes that feel fresh, neutral, and updated (even if modestly) tend to outperform similar listings that need work.
