1. Insulation and Drafts

It’s easy to overlook drafts and poor insulation in July. Don’t forget to ask about winter heating bills, insulation quality, and check for signs of gaps or old windows.


2. Roof Condition

Sunshine makes roofs look great, but a closer look is still needed. Check for curling shingles, moss growth, or patches that might signal repairs are overdue.


3. Air Flow and Ventilation

A home that feels breezy in summer might struggle in winter. Ask about air flow, look for ceiling fans, and check whether windows open and close easily.
