You’ve found the perfect home, negotiated a deal, cleared your conditions, and are getting ready to close. There’s just one more step: the final walkthrough. It might seem like a formality—but skipping it can lead to major regrets.

What  Is a Final Walkthrough?

The final walkthrough typically happens within 24–48 hours before closing and allows the buyer one last opportunity to inspect the home. It’s not a time to negotiate repairs or request upgrades—it’s to ensure the property is in the agreed-upon condition and that nothing has changed since the offer was made.


Why It Matters

Even if the home was in perfect shape at your last showing, things can change. Appliances can be removed or stop working, walls can be damaged during move-out, or items that were supposed to stay (like light fixtures or window coverings) could be missing.


What to Check During the Walkthrough

Here’s a quick checklist for your final walkthrough:

  • All included appliances and fixtures are still present and working
  • No new damage to walls, floors, or ceilings
  • The property is clean and free of personal belongings
  • No leaks under sinks or signs of water damage
  • All doors and windows open, close, and lock properly
  • The heat, A/C, lights, and plumbing are functioning
